Kyle leads in home sales

End-of-year figures show Kyle led all other Hays County cities in single-family home sales for 2013, representing a third of all houses sold within the county last year, according to Austin Board of Realtors figures.


The board said in an email response Tuesday 739 houses were sold in Kyle in 2013, by far the highest total of single-family home sales compared to other Hays County cities. 



Buda came in second place with 546 home sales in 2013, Dripping Springs had 305, Wimberley had 293 and San Marcos came in at the tail end with 182 single-family homes sales for

the year, according to the board’s figures. 


Bill Evans, 2014 Austin Board of Realtors President said in a statement “2013 was one of the strongest years for the Austin (area) housing market (realtors) had ever seen.”


More than 27,000 single-family homes were sold in the Austin area last year, marking a 19 percent increase over 2012 sales, according to the board. In Hays County alone, 2,454 homes were sold last year – ranking in third place in the five-main county area in Central Texas, which also includes Travis, Williamson, Bastrop and Caldwell counties. 


Board figures show Travis County led the pack with 13,604 single-family home sales within the county in 2013, followed by Williamson County with 9,148 home sales. Six hundred seventy seven homes were sold in Bastrop County and 168 were sold in Caldwell County, last year, according to the board’s figures. 


Five-year single-family home sale totals compiled by the Austin Board of Realtors exclusively for the Hays Free Press show the housing market in Hays County last year was at a five-year high, and on average trending upward since 2011. 


“Population and economic growth in the Austin area show no signs of slowing down this year; neither does Austin’s increasingly competitive housing market,” Evans said. “In 2014, Austin homebuyers and sellers can expect home prices to continue to rise across all segments of the market. Multiple offers on home listings will be commonplace and many homes will sell within days of hitting the market.”


The board reported the median home sale price in the Austin-area last year was $223,890, though in Hays County the median home sale prices were slightly lower. 


The median single-family home sale price in Buda last year was $214,072, besting Kyle and San Marcos prices, according to R. Victoria Peterson of Team Aston with ERA Colonial Real Estate in Buda. 


Peterson said in an email the median home sale prices in San Marcos and Kyle in 2013 were $205,968 and $156,606, respectively. 


In end-of-year totals for 2013, Buda sold a total dollar volume of single-family homes amounting to $116.86 million, Kyle sold $115.73 million, Dripping Springs sold $110.31 million, Wimberley sold $86.82 million and San Marcos sold $37.28 million. 


The dollar volume of single-family properties sold last year in Hays County totaled $619 million. 


“The key to continued success for the Austin (area) housing market is maintaining market stability in 2014,” Evans said. “We need a steady flow of new inventory hitting the market, and the city must work to create a regulatory environment that allows developers to keep up with growing housing demand, which in turn will help keep Austin’s housing inventory stable and its homes affordable.”
