Bank of America is on its way to break ground in Kyle, soon.
Council members green lighted the bank’s site development plan and a conditional use permit on August 6 for a proposed 3,398 square foot building with an attached drive-through in the I-35 and FM 1626 Overlay Districts.
Bank of America’s Kyle bank branch would be built on approximately 1.3392 acres in the Kyle Marketplace shopping center, near the intersection of FM 1626 and Evans Drive.
The bank will be located within the city’s Super Regional Node, which according to the Comprehensive Master Plan, should contain large scale, institutional, commercial and retail land uses, with Seton Medical Center as the key distinguishing feature.
The master plan identifies the purpose of the Super Regional Node as one needing to capture employment opportunities and create a commercial destination within Kyle. The aggregation of commercial square footage in this Node should create a significant commercial destination that will be visible to regional travelers along the I-35 corridor, per the plan.
The front door of the proposed bank branch will face FM 1626 and the drive-thru banking lanes will be located behind the building, according to city staff analysis. The proposed building will include three drive-thru lanes, one 24-hour automated teller machine (ATM) and a future 24-hour ATM.
Staff found that the height of the building conforms to zoning requirements, and the building mass and proposed building materials are all consistent with its surroundings in the center.
With the city’s Planning and Zoning Commission July 23 approval of the site development plan and CUP, along with the recent council blessing, Kyle Planning Director Sofia Nelson said the project will now go through the building permits process, for which project managers have already submitted applications.
Florida based H&T Consultants, Inc., who will handle the building’s engineering, was not immediately available for comment.
No timeframe for the project was available at press time.
