STAFF REPORT

An Austin-based developer broke ground last week on a planned 94-unit independent living facility for people in Kyle who are 55 and older.

The Overlook at Plum Creek will include a three-story building overlooking the golf course, surrounded by single-story cottage units on a five-acre Plum Creek site.

Near the intersection of Cromwell and Sampson, the Overlook will be the 10th senior community developed by DMA Development Co. DMA expects to begin construction in early March, with construction completion and occupancy targeted for early spring 2013 at the Plum Creek site.

Of the 94 units, 80 will have rents that are structured to be affordable to people with incomes at or below 60 percent of the area median income for Hays County, currently $37,500 for a couple and $32,800 for a single individual.

In May, the city of Kyle issued nine building permits to Carleton Construction for 123,877 square feet of Overlook apartments, which carry a total estimated value of $8.67 million.
