Two mixed-use developments proposed for DS

Two new developments that will offer parkland, dining and mixed-use residential, office and retail space are being proposed for Dripping Springs.

Dripping Springs City Council heard presentations for Village Grove and New Grove during its meeting on Oct. 5.

Village Grove is proposed to be located on nearly 112 acres of land south of Highway 290 and east of Rob Shelton Blvd., sharing a western border with Sports and Recreation Park. It will feature 531 residential units that include 351 single-family townhomes and duplex units and up to 180, 50-foot single-family units.

In addition, there will be a one-acre section within the development called The Grove that will have retail and restaurant space on the first floor and professional offices on the upper floors. An acre of central green will be used as a community gathering space for concerts, live theater or local events like farmers markets and holiday festivals. Five acres of parkland will feature trail systems that connect the development to the rest of the community.

Peter Verdicchio of SEC Planning said that one of the founding principles of the project was creating a town center and urban area that allows people to gather, recreate, shop, eat and have entertainment.

“We’re also looking at this from a local perspective,” Verdicchio said. “We’re looking at opportunities to create spots for local businesses, restaurants and the culture and flair that is Dripping to be showcased by the community.”

The other development, New Grove, is proposed to be located on Roger Hanks Parkway and will feature 288 single-family townhomes with attached or detached garages. The property will also provide on-site maintenance.

The development will use form-based design techniques to create “interesting and activated streetscapes” that will provide “much needed housing diversity to Dripping Springs.”

Kyle Lovelady of New Growth Living said that the city struggles to provide quality middle-market housing. As such, the development aims to provide rental homes for those who desire to live in the community but cannot afford to purchase a house or are looking to downsize.

“Our product is designed as a rentable lifestyle community with multiple product types in it,” Lovelady said, adding that it is intended to be attainable while still promoting a sense of community.

Other amenities include nearly 5 acres of parkland, a 3,500 square-foot clubhouse and over 1,500 square-foot pool.

Council will still have to pass a MUD (Municipal Utility District) for Village Grove and an MOU (Memorandum of Understanding) for New Grove before either project can begin.

Council did not take action on either item as both projects are still being developed, but were supportive of both proposals and recognized that changes and improvements are to come.
