Kyle City Council unanimously voted Aug.18 to approve a development agreement for the southwest corner of Kohler’s Crossing and southbound Interstate Highway 35 Frontage Road.
City council also approved the Planning and Zoning Commission’s request to assign original zoning to the property. While 15.48 acres will be zoned for retail service (RS), Howard Koontz, director of planning and community development, explained to the city council the residential zoning available for the property.
“Additionally, there will be 12 acres that are away from the Kohler’s and I-35 frontages that will have ‘R-3-3’ which is our multi-family residential,” Koontz said. “That will afford them the opportunity to have residential as well as the commercial uses enabled in ‘RS.’”
Partially developed retail spaces are located across Kohler’s Crossing, just north of the property, while Interstate Highway 35 is to the east.
Kyle resident Lisa Crane has been in direct communication with Kalterra Capital Partners LLC and believes it is the best company for the job.
“My family has owned this property for about 36 years,” Crane said. “It has been livestock, farming, hay, horses and cattle. We’ve raised our kids there. We think Kalterra has a great plan and the partnership backs that completely.”
Proposals for property development can take longer than expected for approval. Mayor Travis Mitchell said he appreciates Crane’s determination in the multiple proposals brought forth to the city council.
“It’s taken some time,” Mitchell said. “I want to thank you for the perseverance and endurance to bring forward a quality developer and a quality proposal that is something I think we could all be proud of.”
