$13.4M bonds OKed for Sunfield

Roughly $13.4 million in bonds for road improvements and amenity construction in the Sunfield subdivision was approved by Hays County leaders earlier this month.


The 2428 Partners development firm requested the surety bonds to improve and build roads in Sunfield. Sunfield is located on the east side of Interstate 35 outside of Buda’s city limits.

Hays County Commissioners approved the requests Oct. 30. Sunfield is already home to more than 2,500 single-family homes, and will increase again by the end of next year, when developers are required to complete the approved projects.


County commissioners have been working with 2428 Partners since Sunfield was first planned in 2008 under the Sunfield Municipal Utility District (MUD), formerly titled Winfield MUD. County Planner Caitlin Strickland said the subdivision’s requests were approved given the developer’s reliable history in the county.


Strickland said commissioners and planners are focused on expansion in an effort to attract more homeowners to the area.


“We see the I-35 corridor becoming like a small DFW metroplex,” Strickland said. “With this project, the developers put up the money, but we’re still only interested in working with responsible companies.”


Sunfield’s homes start around $190,000 and offer pricier options between their various models. Changes approved to the lots around these homes will allow $4,525,775 toward the construction of street and drainage improvements around the subdivision’s amenity center. A combined $8,923,845 will go toward more street and drainage improvements throughout Phase Three.


“I think the prices and homes offered work for the Kyle and Buda area,” Strickland said. “They go along with other building sites in the area, and it’s less expensive than Austin.”


According to the Hays Central Appraisal District (CAD), Sunfield Phase 3 covers 27 acres near 1-35 along Firecracker Drive; drainage and sewer services required are provided by the MUD.
