KYLE – Construction is currently underway for a 263-unit apartment community along the I-35 corridor in Kyle.
Kalterra Capital Partners announced the community, The Verge, on 15.5 acres rezoned for multi-family residential and commercial construction at the southwest corner of I-35 and Kohlers Crossing. The property was purchased in 2020 and Kalterra has worked with the city to rezone the land for high density, class A multi-family and commercial uses.
“Acquiring the new mixed-use zoning designation from the City of Kyle was a huge victory for the growing community, giving us the green light to begin construction on The Verge,” said Managing Partner Clint Nolen. “We believe that partnering with the city to develop a mix of uses that complement Kyle’s growth plan was key to our success in closing the deal. We look forward to completing The Verge in the third quarter of next year.”
The apartment complex is scheduled to start leasing in February 2023. In addition, Kalterra has secured a lineup of well-known restaurant brands for planned retail adjacent to the complex, to begin construction within the next six months: Rosa’s Café, Mighty Fine Burgers, Tony C’s, Rudy’s Bar-B-Q and Zaxby’s.
“We think our residents will appreciate the proximity to well-known restaurants, shopping and entertainment venues as a convenient way to enjoy the community,” Nolen said.
Adjacent to the new Dry Creek Development (formerly Kyle Town Center), the Verge will include a massive interior courtyard with a luxury pool, outdoor grilling stations, a pickleball court, lounge areas and large green spaces. The Verge’s interior will feature a fitness center, business center, dog spa, and game rooms. Each unit will be accented by quartz countertops, stainless steel appliances, nine-foot ceilings, balconies and dog yards.
