Realty group eyes property for 'Corner on Main'

BUDA — Buda residents could see a new commercial project in an up-and-coming part of the city.

The project, spearheaded by CLD Realty, is called Corner on Main and is set to be located on the northwest corner of East Main Street and Firecracker Drive, across the street from the Sunfield community. It’s part of the city's Gateway Corridor Overlay District, which provides land development standards along major arterial roads to maintain and enhance the “visual integrity of the corridors in order to make this community attractive.”

CLD Realty's Ryder Jeanes, who primarily focuses on project consultation, leasing and land development, outlined his hopes for the project as offering a “tenant line-up that creates a destination for the local community living and working around our location and beyond.”

The area is zoned B3, or commercial use. Corner on Main will include seven buildings for lease totaling about 48,000 square feet, including one drive-thru opportunity, as well as multiple restaurant locations with outdoor patio areas and “great overall project walkability.”

Like other groups, CLD Realty believes that Buda is a goldmine for new development — especially the eastern portion of the city.

“There is tremendous unmet demand in East Buda for retailers, services and restaurants, with approximately 3,000 homes already on the ground in Sunfield today, and that community is only a little over halfway built-out,” Jeanes said. “We have seen the intersection only get busier and this project location will serve that community and all the other development that is occurring around this site in East Buda.”

Jeanes added that the project is also only a “stone’s throw” from I-35, making it easily accessible to a regional audience.

“Throw that on top of the nearly 1.7 million square feet of class A industrial space that is within a one-third mile of our project’s location and we feel we have layers of potential customer traffic to cater to,” Jeanes said.

As for what kind of businesses Jeanes anticipates filling the space with?

“We are seeking quality restaurants, service users, fitness and lifestyle businesses, retailers and medical providers that want to lay roots down at a dynamic intersection that is only getting better,” Jeanes said. “There is a large, captive audience here and we want businesses that feel this is a good long-term fit for their needs.”

While the project has not been brought forward to city council yet, Jeanes said that the group’s next steps are to finalize permitting before beginning construction.

“We’ve had great conversations with the city and really have tried to embrace the spirit of the Gateway Corridor to create a project that feels like it belongs and is accessible to the community,” Jeanes said.

Final costs are also still being nailed down, but the expected completion date of the project is in Q2 (April, May or June) of 2024.
